Nicholson Group is proud to announce that its transformative renovation of the historic Beechams Building in St Helens has been shortlisted for the 2025 Cowgills North West Homebuilder Awards in the ‘Smaller Apartment Scheme of the Year’ category.

Following earlier recognition at the Insider North West Property Awards, this additional shortlisting reinforces the growing acclaim for Nicholson Group’s thoughtful and design-led approach to urban regeneration.
The Beechams Building, a former pharmaceutical factory and later a university centre, has been reimagined into a mixed-use development comprising 18 luxury self-contained apartments, Nicholson Group’s new head office, and commercial space.
The scheme was fully occupied with off-plan lettings and above market value.
The project was delivered in close collaboration with St Helens Council, heritage officers, and received strong community support, including endorsement from St Helens Rotary Club.
Together, these partnerships ensured the restoration respected the building’s rich history while delivering much-needed, high-quality homes to the region.

Paul Nicholson, CEO of Nicholson Group, commented:
“This is a true testament to the vision, passion and dedication of our entire team. To be recognised alongside some of the North West’s most respected residential developers is a fantastic honour. It shows what’s possible when heritage, innovation and purpose come together.”
The almost £4 million GDV scheme includes eight duplex apartments and ten spacious one-bedroom homes, alongside private parking, secure cycle storage, and a vibrant on-site urban gym. The result is a boutique residential community designed to meet today’s living standards while honouring its Victorian industrial roots.
Paul continued:
“Our team has a strong track record in identifying underutilised yet strategically located buildings and unlocking their full potential—creating long-term value for communities and cities alike. We look forward to celebrating the region’s best at the awards ceremony.”
